NORTH TONAWANDA, N.Y. — The City of North Tonawanda’s new $5.4 million mixed-use development has been completed, featuring residential and commercial areas, announced Empire State Development.
Located on the waterfront at 110 Sweeney Street, the two-story 21,000 square-foot building includes 15 residential units, 2 commercial spaces, and a new ground-floor restaurant in District 37 Kitchen and Tap House.
In a press release, Empire State Development (ESD) said the walkable area and smart growth development will improve connectivity downtown.
“Not only does mixed-use development allow for residents to live right in the heart of our downtown, but at the same time, it also brings in new economic opportunities through retail and food service spaces adding to the vibrancy of downtown North Tonawanda,” said Niagara and Orleans counties representative State Senator Robert Ortt.
ESD worked with North Tonawanda and the Buffalo Regional Innovation Cluster to provide $3 million in funding for projects in the city. Part of a $13 million project aimed to improve amenities and connectivity, the revitalization effort includes Gateway Harbor Park, Main Street Green Infrastructure, Downtown Placemaking, YMCA Renovation, and 110 Sweeney Street.
Tonawanda area representative State Assemblymember William Conrad said the project will improve the area.
"We're seeing that mixed-use developments are resilient and sustainable and make for vibrant communities with their varied offerings of amenities that foster business and attract residents and visitors alike,” he said.
North Tonawanda will use $570,000 to assist with costs associated with the District 37 Kitchen and Tap House restaurant. According to ESD, the project will create 39 full-time jobs in two years.
The project’s residential units will include one- and two-bedroom units with energy-efficient appliances and mechanics. Located in the historic district, the project is close to other successful new developments, said the ESD.
